The Plot PA-05 project comprised of a multi-use 380m, 100-storey tower containing offices, hotel and serviced apartments over a multi-level retail podium and car park. The building was to contain class A office space, five star hotel and luxury apartments. A data centre to allow the office tenants to locate their data racks and equipment in a centrally backed-up location was also catered to in the podium level. The overall BUA was around 200,000m².
Appointed by the owner our scope of service included full MEP design. An energy model was created at concept stage to allow accurate plantroom space and volume and risers to be determined and to ensure maximum floor plate efficiency was incorporated into architectural plans from the outset in this world-class building design. Armed with this analysis, the team designed a building requiring 30% less cooling than comparable building, significantly reducing plant, riser space requirements and costs, proving sustainability need not cost more.
Being a super high rise tower coordination between MEP and structure was paramount. we worked closely with Broadway Malyan and BG&E Structure to ensure detailed co-ordination was undertaken at scheme stage.
